Nomad Holiday Rentals’s mission is to optimise the investment of owners who entrust us with their villas, bungalows, apartments or resorts. Our focus is short term holiday rental marketing.
By combining high quality photography, advice on decor, expertise in channel and booking management and extensive experience in hospitality we generate high rates of occupancy and take the burden off your shoulders.

Our team is Australian, French and Indonesian. We are a registered companies in Australia and in Indonesia.
We are also owners ourselves of a villa in Lembongan. We know that high marketing and agencies fees will dump your profitability. Although our fees are very low, we deliver top notch service – see the feedback from our owners below.
We have a permanent presence in Nusa Lembongan where we employ 18 staff and 3 supervisors. Our reservation team is based in Bali. We reply ro guests messages within minutes 12 hours a day and 365 days a year.
Our mission is to maximise your returns, offer to our owners a personalise service, keep your property pristine and the guests happy.
Nomad Holiday Rentals has been Airbnb SuperHost for 24 times in a row. Most of the villas we manage are also Airbnb SuperHost and are rated above 8.9 in Booking.com. Some are rated 10/10
We offer two level of services:
Option 1: Marketing Services

- We list your property on relevant OTAs platforms (booking.com, airbnb, etc..) including in NomadHolidayRentals.com
- We optimise the listings – description, copywriting, photos, etc – to get the best rating for your property from the Online Travel Agencies (OTAs)
- We manage bookings and communications with guests on your behalf, in several languages. We have at heart to give the best experience to your guests. We aim to 5**** comments only.
- Our staff is on the deck 12 hours a day, 365 days a year from 0800 am till 0800 pm and later for emergencies
- We organise airport and boat transfers.
- We interact with your villa staff and coordinate with them
- We visit your properties regularly and report to you
- We update the calendars and synchronise them in real time with our channel manager. Double bookings are a rarity.
- We monitor the rates of nearby properties to check what your competition is doing to adjust the nightly rates when possible. We use web based tech tools for this.
- We put in place a dynamic rates marketing policy – early bird, full rates, last minute booking rate to optimise the occupancy rates
- We contribute your facebook page and social media and handle all the bookings from any origin
- We put in place a cancellation policy that protects you
- All our bookings are prepaid except when they are very short notice. In this case the guest pays in cash upon arrival
- When guests book by booking.com or directly we direct them to our secured pay gate and they can use their credit card in their own currency. You get your rent payments in rupiahs or the currency of your choice without exchange fees.
- We give you a monthly detailed accounting report showing the date of check in, check out, name of guest, origin of the booking, how much and how they paid, where went to money (your account or ours), etc…
- we can pay your dues on your behalf (booking.com commission invoices)
- For all the above we charge a small fee on each booking.

Option 2: On Site Management:
- We can also welcome your guests – check in and check outs, train and hire your staff, look after the maintenance, pay all suppliers invoices and salaries on your behalf to the exception of taxes.
- Maintenance, troubleshooting and renovation – we use reputable local tradesmen to maintain your property in a pristine state and we monitor them in your absence. Keeping your property in good conditions is preserving your capital and avoiding big expenses down the track.
- Staff. We recruit and train the property staff to deliver a 5***** service to the guests
- Additional Services
- Photography and video production – good images sell better,
- Web design and search engine optimisation – what’s the point of having a beautiful website if potential clients can’t find it?
- Our services are scalable depending on your needs from only listing your property on our web site to offer more visibility to full marketing management.
- Our fees are low because we believe that owners and investors must make the bulk of the profit. This means that we keep our overheads and expenses low.
- On Site Management Services are performed by our partner B&S based in Lembongan
- It is the responsibility of the owners to comply with the Indonesian laws and tax regulations. Nomad Holiday Rentals & B&S decline any responsibility in tax matters regarding the properties we manage.
